Hi and thank you for bringing your client over to view the property, just wanted to provide you with some information so there are no surprises.
1. The city will only provide 1500 in closing cost based on qualification if the client is a Durham resident and fill out the application that is here on line at www.eastwayvillage.com . Once you fill out the application the buyer has to attach a recent pay stub along with the application. You must turn in the application and the attachment to the Department of City Housing and community Development and ask for Tammy or Melva and give them the application. Please call me or email me and let me know your buyer's name so I will inquire about the status of the application along with the others.
2. The price is solid there is no negotiations.
3. The HOA dues are $105. Monthly for condos and $50. Monthly for single family, view the website under declaration to view the dos and don’t.
4. This development is only for Owner Occupancy no investors or renters. That is PROHIBITED
5. The city is the sellers, however once the contract is given to me, I give to the project manager and he prepares an agenda that has to be done for the city council session on every other Thursday. The next session is on the calendar below and the contract will be approved ,signed and given back on the following Tuesday. So please be please be mindful that once the contract is given to my project manager from me and everything is what they want it, you will not have to worry about getting it approved. We are mainly waiting for the signatures.
6. I should have the contracts in my hand on that Tuesday or Wednesday based on the past contracts.
